Buyer's Agent cost?
FEES PAID TO AGENT WHEN PURCHASING A PROPERTY
Clear fees, no surprises!
I am a local Gold Coast buyers agent. I typically look for homes between $800,000 and $12m. I work for people who are buying their first home, second home or investors (including from the states or international buyers). I keep the fees affordable and competitive. Here’s what you can expect:

$2,000+gst (this is the initial and non refundable fee) | $7,000+gst (paid once the signed sale contract becomes unconditional) |
I believe that buying a higher-priced property isn’t necessarily more complex than purchasing one at a lower price, so it doesn’t seem fair to charge a percentage or more based solely on the property’s value.
I offer a fixed fee option, which provides better value for my clients. I work equally hard for all my clients, regardless of their budget.
Fee Structure
- Engagement fee: It is $2,000+gst and it is a fixed fee payable upfront and not refundable.
- Success fee: It is $7,000+gst and it is a fixed fee payable only upon successfully securing your property.
What’s included in the fee?
- Source off-market properties (if available) – those available but not advertised on websites or in agent’s windows.
- Source on-market properties – those available and advertised on the internet.
- Advise on areas, compare and contrast different places.
- Inspections – I will go to the selected properties and inspect them (I will record a video or I’ll call you as a ‘face-time’).
- Research a street, natural threats such as flooding and other things might have impact on your property.
- Do a comparative market analysis (CMA) – an estimate of a home’s price used to help buyers make competitive offers.
- Negotiate with the seller and their agent. (I always try to reduce the asking price).
- Help to make your next move the smoothest and most painless experience possible.
What is NOT included in the fees?
- Fees for third-party services, such as pest & building inspections, body corporate or other paid reports, are not included. I will advise you in advance if any additional reports are recommended and provide price estimates (e.g., a Building & Pest Inspection on the Gold Coast typically costs between $300 and $500).
- Conveyancing services are also not included.
- Stamp duties or other taxes are not included as well.
