How does the Buyer Advocacy service work?

Below is a summary of my work as a Buyers Agent. I specialise in navigating the Gold Coast property market to secure the best deals for my clients. My team and I are dedicated to providing expert advice and personalised service every step of the way.

Initial Consultation

via Zoom, Skype or FaceTime

I begin with a complimentary consultation to fully understand your real estate needs, preferences, and budget, tailoring my services to your unique requirements.

If both decision-makers are involved, I prefer meeting with both simultaneously, and if you’re interstate or overseas, we can easily connect via Zoom, Skype or FaceTime at your convenience.

During this meeting, we’ll discuss your ideal home criteria, your preferred areas, your past experiences, and any questions you have about my services.

This first step is pressure-free, focused on providing you with valuable insights and advice, ensuring we only move forward with the best properties on the market.

Buyer Agent Engagement

Signing contract & paying fee

After confirming the property matches your criteria and budget during our consultation, we proceed to formal engagement. At this stage, you’ll be presented with our agreement and agent appointment (Form 6).

Engaging my services is straightforward. You can choose to engage immediately, take time to think it over, or decide not to proceed—all at your own pace. 

At this point the engagement fee of $2,000+gst is required to be paid within 7 days (the fee is non-refundable). Once the fee is paid and agreement singed, I’ll begin working diligently on your behalf.

Property Search

The search begans

As a real estate professional on the Gold Coast, my expertise allows me to guide you effectively through the local property market.

I begin the search process, identifying properties that meet your criteria. I’ll provide weekly updates on the progress of the search, sharing a curated list of suggested properties.

During this phase, I’m readily available to discuss any of the properties in detail, ensuring you are well-informed and confident in making your decisions. This proactive communication is designed to make your property search as efficient and successful as possible.

Selection & Inspections

Visiting the properties

Once you identify potential properties that intrigue you, I will personally visit each one to conduct thorough inspections.

My focus will be on verifying if they truly meet your specified criteria, assessing the neighbourhood, the street, and identifying any hidden aspects not obvious in the property descriptions or photographs.

During these inspections, I can facilitate a real-time tour via FaceTime to show you the property live, or alternatively, I can record the visit, take detailed photos, and send these directly to you via email, ensuring you have all the necessary information to make an informed decision.

Due Diligence & Negotiation

Reports & effective communication

I meticulously prepare for every potential scenario, ensuring we’re ready to handle any situation during the negotiation process. This includes conducting comprehensive due diligence to identify any hidden issues within the property. I arrange pest and building inspections by hiring licensed tradies and obtain body corporate and other necessary reports.

I assess every detail of the reports. Whether you’re a first-time buyer or a seasoned investor, my goal is to secure the best possible deal for you.

I’ll guide you through complex decisions, such as whether to make an early offer or wait for an auction, and craft terms that place you at an advantage – using conditions, settlement dates, and inclusions strategically.

Successful Purchase

Once we’ve successfully negotiated the purchase of your property, I’ll guide you through the final steps to ensure everything proceeds smoothly. This includes coordinating with solicitors, financiers, and other parties to finalise the contract and settlement. 

When the signed sale contract becomes unconditional, the success fee is required.

I also remain available to address any questions or concerns you might have, ensuring a seamless transition into your new home. My commitment doesn’t end at the purchase; I’m here to support you through every stage of your real estate journey.
